Mr.
Woosley is a Principal and one of the founders
of the BUILD Funds and LMFA, LLC. He has over
20 years of financial and investment experience.
Prior to joining LMFA, Mr. Woosley was managing
director and portfolio manager for a $1+ billion
commingled real estate fund that specialized in
financing construction and providing permanent
take out financing for office, industrial, retail
and multi-family projects throughout the United
States. He has overseen the underwriting and due
diligence for over $2 billion in equity, participating
mortgages, and credit enhancement facilities.
In addition, Mr. Woosley has extensive experience
in valuing commercial real estate of all types
under ERISA, OCC, GAAP and NCREIF guidelines.
He has significant experience in the operation
of ERISA regulated real estate investments and
in the marketing of those investments to institutional
clients. Mr. Woosley also has provided pension
consulting services, including needs analysis,
investment management and administration selection,
and employee communication to a variety of corporate
and non-profit entities. He has published manuscripts
on Accounting for Post-retirement Benefits Other
than Pensions - FASB 106, Post-retirement Funding
Vehicles, and IRS §457 Plans.
Mr. Woosley is a Chartered Financial
Analyst and a member of the Association for Investment
Management and Research, American Real Estate
Society, and the International Foundation of Employee
Benefit Plans. He graduated in 1984 from the George
Washington University with a B.A. in accounting
and received his MBA in 1991 from the University
of Michigan. |

Mr. Nichols is a Principal and
one of the founders of the BUILD Funds and LMFA,
LLC. Mr. Nichols has over twenty years of senior
management experience in the Building and Construction
Trades. Prior to joining LMFA, Mr. Nichols served
as the Director of External Relations for the
Building and Construction Trades Department of
the AFL-CIO in Washington D.C. Mr. Nichols was
responsible for the Department’s external
relations, including government, public, and interdepartmental.
He coordinated the National Committee on Labor-Management
and headed the department’s Legislative
Taskforce. Mr. Nichols was also responsible for
coordinating relations with the Departments Canadian
Building and Construction Trades Councils and
staffs.
Prior to his position in the national
office, Mr. Nichols served as Secretary Treasurer
and President of the Michigan State Building Trades
Council. In this capacity he coordinated the efforts
of over 125 local building trades unions with
over 80,000 members throughout the state of Michigan.
His initiatives included the AFL-CIO Employer
Purchasing Coalition and the Construction Organizing
Membership Education Program. Mr. Nichols also
served as a Business Agent for the Ironworkers
Local #25. In addition to his involvement in the
building trades, Mr. Nichols also has served on
numerous not-for-profit and community boards. |

A Principal of LMFA, LLC, Mr.
Zarnoch has over 25 years of diversified financial
and banking experience. Prior to joining LMFA,
Mr. Zarnoch was the Senior Vice President and
the Director of Commercial Lending at Michigan
National Bank. As a senior executive, he directed
more than 300 employees in the management and
growth of a $4.5 billion loan portfolio, which
included over $1.5 billion of commercial real
estate loan assets. He formulated and implemented
policies in all aspects of commercial lending,
as well as directing sales/marketing activities,
business and new product strategies, and client
contact efforts. In addition, Mr. Zarnoch also
held a series of increasingly responsible positions
in the banking industry involving existing as
well as several start-up businesses.
Mr. Zarnoch has a Ph.D. in Economics
from West Virginia University and B.A. from Bethany
College. |

A Principal of LMFA, LLC, Mr.
Ruffley has over 20 years of financial experience.
Prior to joining LMFA, Mr. Ruffley was the Executive
Vice President and Chief Financial Officer of
Federal Enterprises, Inc., a privately held investment
company with holdings in real estate and communications.
His responsibilities included all aspects of the
firm’s financial operations including acquisitions,
internal accounting systems, tax reporting, and
external investor/lender relations. Mr. Ruffley
also spent nine years with an international accounting
firm. As a senior manager, he coordinated and
supervised audit and consulting engagements for
a variety of U.S. and international clients.
Mr. Ruffley is a Certified Public
Accountant in the state of Michigan. He received
his BA and MBA from Michigan State University. |

Mr.
Stratos has over 20 years of real estate investment
and asset management experience. He has overseen
the acquisition, management, and disposition of
over $1 billion of real estate located throughout
the United States. Prior to his joining LMFA,
Mr. Stratos’ previous positions include
Vice President with The New Boston Fund and Senior
Regional Manager with The Union Labor Life Insurance
Company.

Ms. Burns joined LMFA in 2003 as an Asset Manager.
Prior to joining LMFA, Ms. Burns was an Asset Manager
with Berkshire Mortgage Finance in Bethesda, Maryland.
She has over $300 million of asset management and
underwriting experience. Ms. Burns has a BA from
Vanderbilt University and attended the Graduate
School of Banking at Louisiana State University. |

Ms. Belavy joined
LMFA in 2004 as an addition to our Acquisition
staff. Ms. Belavy’s previous experience includes
GMAC, Bank One, and Priority Financial. She is
proficient in financial modeling, risk assessment,
and cash flow forecasting. Ms. Belavy earned a
Masters of Arts in Industrial Relations from Wayne
State University and a BA from the University of
Michigan. |

Mr. Couture began working with LMFA in the
fall of 2000 after his retirement from the AFL-CIO
Investment Trusts in Washington DC. Mr. Couture
served as the Midwest Regional Director for both
the Housing Investment Trust and Building Investment
Trust for over twelve years. He was responsible
for all marketing and investor relations for the
Trusts and also worked closely with the Trust’s
real estate advisors sourcing investments and
monitoring projects throughout the Midwest.
In the early 1970’s, Mr. Couture founded
one of the first commingled real estate investment
funds allowing Taft-Hartley pension plans to invest
in job creating opportunities. Working with the
International Foundation of Employee Benefits,
Mr. Couture has spoke on the merits of real estate
investing throughout the country. He is a forty-five
year member of the International Brotherhood of
Electrical Workers and served as Business Manager
and Chair of the Pension Plan for Local #8 in
Toledo. Mr. Couture serves on numerous community
boards and is involved in many charitable activities. |

Ms. Stambersky joined LMFA in 2006 as an Asset
Manager and Closing Administrator. She works closely
with Mr. Ruffley and is responsible for all of
LMFA’s real estate closings. Ms. Stambersky has over
8 years of real estate experience in both
residential and commercial capacities. Previously,
she was the Closing Coordinator for Corvus
International in Birmingham, Michigan. Ms.
Stambersky is a licensed real estate agent and a
graduate of the Detroit Business Institute. |

Bob joined the Build Fund shortly after his
retirement from Laborers' Local 1076 of the
Laborers' International Union where he served as the
business manager for many years. His duties
consisted of organizing contractors, negotiating
contracts and representing laborers on all of the
fringe benefit funds in the industry, i.e., pension,
health care and training. Bob also served as
president of the Michigan Laborers District Council
for 5 years before his retirement which concluded a
career of 36 years in the labor movement. |
